Pre-purchase roof surveys near Setley

Setley: your questions answered

Do you cover smaller places like Setley?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Setley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Pre-purchase roof surveys for homes and businesses in Setley

We survey roofs for buyers in Setley and across London and the South East. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or send us an email. Common reasons to book are bitumen or mortar used in place of proper repairs and cracked flaunching or crumbling chimney pointing, across lead flashings and valleys, clay and concrete tiles and natural slate.

Older buildings in small places like Setley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Rural addresses near Setley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Make sure pets are kept safely away
  • For flats, make sure roof access has been agreed

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Older and listed buildings around Setley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Setley

What we’re asked to look at in Setley

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from ground level.

Problems we come across often include:

  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints
  • Flashings that have lifted or split
  • Cracked flaunching or crumbling chimney pointing

For landlords with property near Brockenhurst station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking any roof surveyor

  • Their track record with similar roofs
  • Their insurance cover
  • What exactly goes into their report
  • How they plan to inspect the roof safely

What to expect from a roof survey

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • How many separate roofs there are, like extensions, dormers and garages
  • Building height and the viewpoints available
  • Roof area

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved

Every survey is priced before it’s booked, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Local roofs and buyers in Setley

Setley lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you are buying or signing off new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near Church of St Nicholas, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
