Flat roof survey in Setley

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. Common reasons to book are blocked or damaged outlets and leaks around rooflights, across GRP fibreglass, felt flat roofs and single-ply membranes.

In a village or hamlet like Setley, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Setley, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What we check

  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Setley

Do roofs near the sea, like those around Setley, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you look at commercial flat roofs near Setley, such as hotels?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building.

How do I book a survey in Setley?

The quickest way is to call 07833 053749 or email us. Give us the address and a few details about the roof, and we will point you to the right survey. We survey seven days a week.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when you book and we will explain what’s needed.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Have the roof looked at again after a severe storm
  • Check the outlets after the leaves fall
  • Look for standing water a day after rain
  • Keep records of when the roof was laid and what work has been done

Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

How we price flat roof surveys

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What to let us know when you contact us

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • Dates you’re working to, like exchange

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

When to book a survey in Setley

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

People typically book a survey after spotting one of these:

  • Edge trims that have lifted or split
  • Water getting in at rooflights
  • Blisters and bubbles in the covering
  • Upstands pulling away from walls

For site and facilities teams at buildings such as Brockenhurst Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price

What a roof survey includes

What a flat roof survey looks like in Setley

Setley is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take an older house close to Church of St Nicholas: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For hotels and guest houses around Setley, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

Setley is about 4 miles north of Lymington, in Hampshire. In Setley, as across Hampshire, every roof gets the same careful survey. Setley is one of the places in Hampshire where we work for flat roof surveys. We also survey roofs in Southampton.
