Flat roof survey in Lyndhurst: what you get

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. If you’ve noticed outlets that hold water back and splits, cracks and crazing, a survey will tell you what’s going on, whatever the roof.

Around a smaller place like Lyndhurst, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Flat roof surveys around Lyndhurst

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Within a mile and a half or so of Lyndhurst there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

Take an older house close to Church of Our Lady and St Edward: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Hotels and guest houses near Lyndhurst cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Roof by roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

What we cannot see

A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:

  • Whether the deck or joists are strong enough
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we check

  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Homes around Lyndhurst often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Advice

Questions from Lyndhurst

Do you cover smaller places like Lyndhurst?

Yes, Lyndhurst is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Lyndhurst is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Does the weather affect the survey?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

What we are asked to look at in Lyndhurst

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Typical things we are asked to look at include:

  • Failed seals around rooflight kerbs
  • Standing water left after rain
  • Signs of deflection in the roof deck
  • Raised blisters across the surface

For site and facilities teams at buildings such as St Michael and All Angels CofE Infant School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Before booking anyone

  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely

What to expect from a roof survey

Why act early in Lyndhurst

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. On a bungalow or cottage around Lyndhurst, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
