Roof by roof

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Flat roof surveys for homes and businesses in Ashurst

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey upstands and outlets, single-ply membranes and EPDM rubber, and people most often book us about standing water left after rain and gaps at upstands and abutments.

Older buildings in small places like Ashurst may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How we price flat roof surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to tell us when you contact us

What helps most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Most bookings start with a short call: ring 07833 053749 or send us an email. You’ll have a price before anything is arranged.

What a flat roof survey looks like in Ashurst

The coast is about 3 miles or less from Ashurst, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. With Southampton Tudor House and Garden about 4.8 miles east, Ashurst sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Ashurst New Forest station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If your home is one of the older ones in the streets near Colbury Christ Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Ashurst is about 2 miles south of Totton, in Hampshire. From houses to flats and shops in Ashurst, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Hampshire. There’s also a page for Southampton.

Flat roof surveys in SO40 work the same way as everywhere else we cover. Streets in the area include Ash Grove, Cecil Avenue and Dene Road, all of which we cover. Close by, we survey roofs in Colbury (1 mile east), Lyndhurst (3 miles south-west), Emery Down (4 miles south-west), Balmerlawn (5 miles south) and Brockenhurst (6 miles south-west). Further out, we also cover Winchester (14 miles north-east), Eastleigh (9 miles north-east), Fareham (14 miles east), Chandler's Ford (8 miles north-east), Hedge End (9 miles east) and Lymington (10 miles south).

What we’re asked to look at in Ashurst

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

We are often asked to look at:

  • Dips that suggest the deck is deflecting
  • Cracked or split membrane
  • Blistering in felt or asphalt
  • Standing water left after rain

Take a building like Foxhills Infant School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA
  • What happens after the report arrives
  • How much experience they have with roofs like yours

What a good roof survey covers

Ashurst questions

Do you cover smaller places like Ashurst?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Ashurst?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is ponding on a flat roof a problem?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

What happens after the survey?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Note any new marks on ceilings beneath the roof
  • Note where water lies after a downpour
  • Note the date and type of any roof work
  • Ask whoever fits equipment on the roof to make good the covering

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Ashurst can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Tell us where we can park nearby
  • Tell us about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it’s shared
