Roof surveys near Ashurst

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Ashurst can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

About our roof survey in Ashurst

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed worn or blocked valleys and ridge tiles that have lifted or moved, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Ashurst, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Roof by roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Do you need a roof survey in Ashurst?

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Torn or sagging underlay
  • Lifted, split or missing lead flashings
  • Leaning or weathered chimney stacks
  • Ponding, splits or blisters on flat roofs

Historic houses such as Southampton Tudor House and Garden, about 4.8 miles east, show how far back building around Ashurst goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Questions to ask before booking

  • What experience they bring
  • Whether they hold professional indemnity and public liability insurance
  • How they plan to inspect the roof safely

What to expect from a roof survey

Roof surveys around Ashurst

Ashurst lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Ashurst New Forest station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Colbury Christ Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ashurst is about 2 miles south of Totton, in Hampshire. In Ashurst, as across Hampshire, every roof gets the same careful survey. Our Hampshire coverage includes Ashurst. We also survey roofs in Southampton.

Questions from Ashurst

Do you cover smaller places like Ashurst?

Yes. Ashurst is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Ashurst is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID
  • More than 20 years surveying roofs
  • Surveys on weekdays and at weekends
  • Independent findings on the roof’s condition

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Dates you’re working to, such as exchange
  • What kind of property and roof it is
  • Anything about access we should know
  • Where water is showing inside, if it is

Getting a price is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
