Practical tips

From years of surveys, a few habits stand out:

  • Leave close inspection to people with safe access
  • Check your stacks from ground level after strong winds
  • Note any damp on chimney breasts and when it appears
  • Have brackets on the chimney checked

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

How a chimney survey works in Ashurst

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. If you’re worried about signs that a stack is leaning and flaunching that has broken away, a survey will tell you what’s going on, on shared and party-wall stacks, lead flashings and flaunching alike.

Some older homes in villages like Ashurst are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Different roofs, different checks

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

When to book a survey in Ashurst

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

We’re frequently asked to look at:

  • Redundant stacks capped without ventilation
  • A stack that appears to lean
  • Spalled or crumbling bricks
  • Gaps where the stack meets the roof

Landlords with a home close to Ashurst New Forest station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

  • What experience they bring

What’s in a roof survey

Roofs, chimneys and gutters in Ashurst

The coast is about 3 miles or less from Ashurst, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Colbury Christ Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Foxhills Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What this survey can’t tell you

It is a careful look at the chimney stack, not the whole story. The main limits are:

  • Gas safety checks, which need a Gas Safe registered engineer
  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

Questions from Ashurst

Does being near the coast affect roofs in Ashurst?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Ashurst listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

What happens after the survey?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How long is the visit?

It usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Ashurst often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered
