Chimney survey in Lyndhurst: what you get

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. If you’re worried about spalled or crumbling bricks and staining on walls around the chimney, a survey will tell you what’s going on.

In a smaller place like Lyndhurst, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Questions from Lyndhurst

Do you cover smaller places like Lyndhurst?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Lyndhurst is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Landlords, agents and block managers in Lyndhurst

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Use a Gas Safe registered engineer for gas appliances
  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access
  • Check with the council before altering a stack in a conservation area or on a listed building

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Homes around Lyndhurst frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

What a chimney survey looks like in Lyndhurst

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you own a rental within reach of Ashurst New Forest station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as St Michael and All Angels CofE Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common roof problems in Lyndhurst

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Things that often lead to a survey include:

  • A stack that appears to lean
  • Disused chimneys trapping moisture
  • Spalled or crumbling bricks
  • Cracked or missing flaunching

For an older house near a landmark such as Church of Our Lady and St Edward, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book anyone

  • What’s outside the scope of the survey
  • Whether you get a written report with photos
  • Whether the inside of the roof is included
  • Are they insured for the work?

What a good roof survey covers

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Arranging work in a smaller place like Lyndhurst is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

How the survey changes by roof type

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
