Chimney surveys in Emery Down

Chimney survey in Emery Down

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photographs and what we recommend. If you’ve noticed worn or missing pointing and loose, cracked or missing pots, we can find out what’s behind it.

Some older homes in villages like Emery Down are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, a little longer where there are several stacks. Somewhere as small as Emery Down, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Advice

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Questions from Emery Down

Do you cover smaller places like Emery Down?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Ashurst New Forest station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How do I book a survey in Emery Down?

The quickest way is to call 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll suggest the right survey. Surveys run on any day of the week.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Chimney surveys in Emery Down: local notes

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you let a flat or house near Ashurst New Forest station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Christ Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Signs you need a chimney survey in Emery Down

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

We are frequently asked to look at:

  • Loose, cracked or missing pots
  • Gaps where the stack meets the roof
  • Disused chimneys trapping moisture
  • A stack that appears to lean

For site and facilities teams at buildings such as St Michael and All Angels CofE Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to expect from a roof survey

How the survey changes by roof type

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Why act early in Emery Down

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Where a roof is exposed, as many are in small places like Emery Down, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
