Questions from Setley
Do roofs near the sea, like those around Setley, take more of a battering?
Frequently, yes. Within about 4 miles of the sea, as Setley is, metal fixings wear faster and gales find any loose ridge or slate.
Does a conservation area affect roof work in Setley?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
About our new roof snagging in Setley
We carry out new roof snagging in Setley and across London and the South East. A visit normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Everything visible from safe vantage points is checked including by drone where it applies. You then get a written report with photos. We inspect on weekdays and at weekends. Typical surveys look at gaps at new flashings and cracked mortar at the ridge or hips, across replacement roofs, new flat roofs and ridges and verges.
Older buildings in small places like Setley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Setley homes and their roofs
Setley is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
If you live in an older home near Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Brockenhurst station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Setley is about 4 miles north of Lymington, in Hampshire. Bookings from Setley are handled just like any other: get in touch, agree the price and pick a day. Setley is one of the towns and villages in Hampshire where we work. Southampton is in our area too.
We cover every part of SO42 for new roof snagging and the streets around it. Whether your property is on Tilebarn Lane and Lymington Road or anywhere close by, we can survey it. If you’re just outside Setley, we cover Brockenhurst (1 mile north), South Weirs (1 mile west), Balmerlawn (1 mile north), Lyndhurst (5 miles north) and Emery Down (5 miles north). We also work in nearby towns like Eastleigh (15 miles north-east), Totton (8 miles north), Chandler's Ford (15 miles north-east), Hedge End (14 miles north-east), Lymington (4 miles south) and Romsey (13 miles north).

Before and after the survey
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:
- Check before your warranty period ends
- Keep the contract and invoices together
- Watch for drips in the loft space with care
- Put any issues to your roofer in writing
Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
Different roofs, different checks
Clay and concrete tiles
Well-laid tiles can last for decades. Cracked or uneven tiles are recorded as far as can be seen.
Flashings
Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.
What affects the price in Setley
The price reflects the time and kit the roof needs. The main factors are:
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- The number of roofs, including extensions and garages
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.
Getting in touch
You do not need to know any roofing terms. Just let us know:
- What’s prompted the survey
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
When you are ready to go ahead, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Surveys for landlords and agents in Setley
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.
What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Repair costs for putting snags right
- Nails and clips under the slates or tiles
- Legal advice on your contract
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.
What we look at
- New-build homes
- Flashings and valleys
- Loft conversions and dormers
- New flat roofs
- Ridges and verges
- Replacement roofs
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes between one and two hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Setley frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We ask what work was done and when it was finished.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- You get a photo report listing the snags we found.
Preparing for the visit
- Let us know about parking before the day
- Show us where any leaks or stains appear
- Keep pets in another room
