Setley roofs and the weather

Setley lies within about 4 miles of the sea, so there’s more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Brockenhurst Church of England Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. If you live in an older home near Church of St Nicholas, lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Brockenhurst station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Setley is about 4 miles north of Lymington, in Hampshire. Setley is part of the area we cover as part of our work across London and South East England. Across Hampshire, we cover Setley. Southampton is in our area too.

Roof leak investigations for homes and businesses in Setley

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. If you’re worried about damp walls below an overflowing gutter and water dripping from rafters or underlay, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Setley, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Where we cannot see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in Setley

We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Different roofs, different checks

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. That is why we check the flashings near a stain, not just the one directly above.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

Why it is worth a survey now in Setley

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a place like Setley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Roof leak investigation starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

How it works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at a typical home, and more on a big or complicated roof. Rural addresses near Setley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Keep pets out of the way during the survey
  • Tell us about parking before the day
  • If the roof is shared, arrange access with whoever manages the building

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Advice

What affects the price in Setley

All our prices include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • The type of building, from a house to a block or an office

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

There’s no need for technical words. Just tell us:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Setley questions

How do I find out if my home in Setley is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do roofs near the sea, like those around Setley, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, phone 07833 053749 or email us.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you look in the roof space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
