What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

What we need to know

Here’s what helps us most when you contact us:

  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one

Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

About our gutter survey in Ashford

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed gutters full of debris and silt and downpipes that are split or coming away, we can find out what’s behind it, on fascias and soffits, valley gutters and parapet and box gutters alike.

Somewhere as small as Ashford, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Why it’s worth a survey now in Ashford

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Why us?

  • Two decades and more of roof surveys
  • We hold a CAA Flyer ID and Operator ID
  • Drone and thermal imaging surveys available
  • Satisfaction rate of 98%

What happens on the day

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there. In a small place like Ashford, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Common questions in Ashford

Is Ashford in the area you cover?

Yes, Ashford is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or drop us an email and tell us about the property.

Is my home in Ashford listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How do I arrange a gutter survey in Ashford?

Simply ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

How long does a gutter survey take?

A visit typically takes between one and two hours for a house, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Leave gutter checks at height to someone equipped for it
  • Get trees that overhang the gutters trimmed
  • Get the gutters cleaned out every year
  • Look for downpipes coming loose

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

What this survey cannot tell you

It helps to know what a survey won’t do before you book:

  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards
  • Confirming asbestos in older rainwater goods

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Gutter surveys in Ashford: local notes

Breamore House, about 3 miles north, is one of the historic houses in the wider area around Ashford. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Fordingbridge Junior School, large buildings have long gutter runs and big roofs that need checking like any other.
