About our gutter survey in Sandleheath

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. If you’re worried about leaves and moss blocking gutters and gutters overflowing in heavy rain, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Sandleheath are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How the survey changes by roof type

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Check that downpipes are firmly fixed to the wall
  • Have gutters cleared at least once a year
  • Watch for green marks down the brickwork
  • Look out for overflows when it pours

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

When to book a survey in Sandleheath

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Look out for signs like these:

  • Downpipes that are split or coming away
  • Soffits marked by water
  • Dripping or leaking gutter joints
  • Choked outlets or hopper heads

Take a building like The Burgate School and Sixth Form: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

Common questions in Sandleheath

Do you cover Sandleheath?

Yes. We work right across London and South East England, and Sandleheath is part of that. You can ring 07833 053749 or drop us an email with the address and a few details.

Does a conservation area affect roof work in Sandleheath?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How experienced are you?

More than 5,000 surveys over 20+ years.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s hidden inside a downpipe
  • Pipes below ground level
  • Confirming asbestos in older rainwater goods

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

What we look at

  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Sandleheath can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Tell us about parking before the day
  • Jot down any questions you want answered

Advice

Local roofs in Sandleheath

With Breamore House about 3.1 miles north-east, Sandleheath sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Sandleheath Uniting Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
