Why it is worth a survey now in Sandleheath
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. In a small place like Sandleheath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
All our prices include VAT. Chimney survey starts from £150, including VAT. You’ll know the price for your survey before booking.

Chimney survey in Sandleheath: what you get
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you are worried about staining on walls around the chimney and pots or cowls that look unsafe, we can find out what’s behind it.
Somewhere as small as Sandleheath, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

All our prices include VAT. The things that change the price are:

- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.
Booking your survey
We’ll typically ask about:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- The kind of building and roof involved
- How the loft is reached, if there is one
Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or drop us an email.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Hidden sides of a shared stack
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Chimney breasts
- Chimney pots and cowls
- Flaunching
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. For a village or hamlet like Sandleheath, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Make a note of anything you’d like us to look at
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Before and after the survey
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Have brackets on the chimney checked
- Ask for ventilated caps on redundant stacks
- Never climb onto the roof to look at a chimney
- Use a Gas Safe registered engineer for gas appliances
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
FAQs for Sandleheath
Do you carry out roof surveys in Sandleheath?
Yes. Our area covers London and South East England, and Sandleheath is part of that. Just call 07833 053749 or email us and tell us about the property.
Does a conservation area affect roof work in Sandleheath?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you walk on the roof?
Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you take photos of the roof?
Yes. The report includes photographs of what we found.
Chimney surveys in Sandleheath: local notes
Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Breamore House, about 3.1 miles north-east, show how far back building in the area around Sandleheath goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Take an older house close to Sandleheath Uniting Church: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as The Burgate School and Sixth Form, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
