Chimney surveys in Alderholt

Chimney surveys around Alderholt

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Breamore House, about 4.5 miles north-east, show how far back building in the area around Alderholt goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you look after a building such as St James' Church of England First School, a written record of a large roof helps plan work for the holidays rather than in term time.

How a chimney survey works in Alderholt

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’re worried about cracked or missing flaunching and a chimney out of line, a survey will tell you what’s going on, on lead flashings, shared and party-wall stacks and chimney pots and cowls alike.

Around Alderholt, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Alderholt does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property
  • Note where any stains or damp appear

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Advice

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • Conditions inside walls
  • Flue inspections or sweeping
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Brick chimney stacks
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings

Alderholt questions

Do you cover Alderholt?

We do. Every survey there gets the same written report with photos.

Is Alderholt within the area you cover?

Yes, Alderholt is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

How much is a survey?

Chimney survey starts from £150, including VAT. You will know the exact price before booking. To get a price, call 07833 053749 or drop us an email.

How long does the survey take?

It typically takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. You’ll then get the report by email, on the timescale of your package.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Different roofs, different checks

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it’s caught early.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

Why it is worth a survey now in Alderholt

Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Arranging work in a smaller place like Alderholt is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What we are asked to look at in Alderholt

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

Typical things we’re asked to look at include:

  • A stack that appears to lean
  • Flaunching that has broken away
  • Gaps where the stack meets the roof
  • Frost-damaged brickwork on the stack

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • What experience they bring
  • How long the report takes to arrive
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photos
