When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Anything inside the loft or under the coverings
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in strong wind or heavy rain

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Drone roof survey in Broxhill: what you get

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that cannot be seen from the street. Everything we find goes into a photo-illustrated written report. It is also a good option where walking on the roof could break slates or tiles. Where a flight isn’t possible, we explain why. We survey valleys and parapet gutters, flat roofs on upper floors and tall and steep roofs, and the problems we are asked to look at most are blocked valleys and parapet gutters and tired mortar and pots at the top of a stack.

Some older homes in villages like Broxhill are listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Broxhill, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Book early if you are near an airport
  • Shut pets inside while we fly
  • Share the postcode so we can check for restrictions
  • Be ready to move the date if the weather turns

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.

Do not block the vents at the eaves. Poor airflow lets condensation build up. Check insulation doesn’t block the airflow.

Landlord and commercial surveys in Broxhill

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Signs you need a drone roof survey in Broxhill

From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Problems in those places frequently go unseen until they leak, which is why owners turn to a drone.

We’re often asked to look at:

  • Slipped or missing slates on a high roof
  • Plant growth and moss on the roof
  • Tired mortar and pots at the top of a stack
  • Ridge and hip pieces working loose

The streets around a church such as Church of St James are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Their track record with similar roofs
  • What the survey won’t cover
  • Is VAT included in the price?

What’s in a roof survey

What happens if roof problems are left?

Faults on high roofs tend to be found late. By that stage the damage has spread inside. Looking from above picks up the early signs. Outbuildings and barns around Broxhill are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Why us?

  • Drones and thermal imaging where it applies
  • Weekday and weekend surveys
  • Plain-English reports with photos

Broxhill questions

Is my home in Broxhill listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Broxhill?

Yes. Broxhill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

How much is a survey?

Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How long will you be at the property?

Allow about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Drones, thermal imaging and Broxhill roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

Around Broxhill, as everywhere, small roof faults are simplest to sort before they let water in.
