What electronic leak detection doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Sections we can’t safely access
  • How wet the insulation is
  • Leaks from walls, copings or rooflights

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Green roofs

Electronic leak detection for homes and businesses in Little London

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. We’re frequently asked to look into breaches around outlets and penetrations and repairs that haven’t stopped the leak, on single-ply roofs, liquid-applied waterproofing and green roofs.

In a small place like Little London, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Is Little London within the area you cover?

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Keep outlets clear of debris
  • Keep foot traffic on flat roofs to a minimum
  • Ask contractors to protect the membrane
  • Find the breach before more patching

Questions about the results are welcome. We’ll explain what was found and what it means.

Consider testing a new membrane before it is covered. It’s easier to find holes before more layers are added.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Electronic leak detection around Little London

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

The streets around a church such as Christ Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Smannell and Enham Church of England (Aided) Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Andover station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Little London is about 3 miles north-east of Andover, in Hampshire. Little London gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photographs and a clear written report. Why it’s worth a survey now in Little London

Patching where you think the leak is often misses it. ELD shows the actual breach points. Older cottages and farmhouses around Little London can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes longer on a large roof than a small one, with the construction of the roof playing a part too. Rural addresses near Little London can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Jot down any questions you want answered
