About our pre-purchase roof survey in Little London

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey chimney stacks, clay and concrete tiles and natural slate, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching.

Being in a small place like Little London makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What a pre-purchase roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing of any kind
  • Whether timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Natural slate

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Where a roof is exposed, as many are in small places like Little London, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Around Little London, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we are looking at
  • Agree roof access with the managing agent if it’s shared

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Different roofs, different checks

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. We will say if the flue needs a specialist.

Buying a home or a new roof in Little London

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Take an older house close to Christ Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Andover station, a written report helps before buying a rental or paying for a new roof on one.

FAQs for Little London

How do I find out if my home in Little London is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Little London?

We do. The survey and report are the same in Little London as anywhere else.

What’s the best way to book?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How we price pre-purchase roof surveys

To price your survey, we look at:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
