Why it’s worth a survey now in Little London
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. In a place like Little London, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

Roof surveys for homes and businesses in Little London
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed lifted, split or missing lead flashings and slates or tiles that have slipped or broken, a survey will tell you what’s going on, on clay and concrete tiles, lead flashings and chimney stacks alike.
Somewhere as small as Little London, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- The condition of the rest of the building (that is a RICS home survey)
- Whether the roof structure meets design loads
- A promise that the roof will not leak in future
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before you book. What our survey covers.

Little London: your questions answered
How do I find out if my home in Little London is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover smaller places like Little London?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.
Booking your survey
If you can, have these to hand when you contact us:
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange
Getting a price is simple: just ring 07833 053749 or use the contact form, tell us about the property and we will explain which survey suits. We confirm the price before anything is booked.
The survey, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Little London, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street
How to book
A quick phone call is typically the easiest start: ring 07833 053749 or email us. The price is agreed before a date is set.

Signs you need a roof survey in Little London
Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.
People normally book a survey after spotting something like this:
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
- Torn or sagging underlay
- Lifted, split or missing lead flashings
Take a building like Smannell and Enham Church of England (Aided) Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- Will the report include photos?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What follow-up you get after the report
- Whether the inside of the roof is included

How the survey changes by roof type
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Roof surveys in Little London: local notes
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Andover station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
