- Gutters choked with leaves and moss
- Ponding, blisters or splits on a flat roof
- Roof slopes that look uneven or sagging
How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Upper Enham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Getting ready for the survey
- Leave a clear route to the loft
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear

Pre-purchase roof survey in Upper Enham: what you get
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. We survey chimney stacks, flat-roofed extensions and dormers and lead flashings and valleys, and the problems we’re asked to look at most are slipped or missing slates and tiles and blistered or split felt on a flat roof.
Somewhere as small as Upper Enham, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Pre-purchase roof surveys in Upper Enham: local notes
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you own a rental within reach of Andover station, a written report helps before buying a rental or paying for a new roof on one. If you live in an older home near Saint George, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Different roofs, different checks
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
How we price pre-purchase roof surveys
Several things affect the price of a survey:
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- Which survey package you book
- The number of roofs, including extensions and garages
Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Arrange the survey as soon as your offer is agreed
- Ask the agent to make sure the loft hatch can be opened
- Request records of any re-roofing
- Watch for stains or fresh paint on ceilings below the roof
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof
- Whether timbers meet design loads
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
