Landlords, agents and block managers in Upper Enham
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
How a roof leak investigation works in Upper Enham
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed staining around the chimney inside and leaks below a flat extension roof, we can find out what’s behind it.
For a small place like Upper Enham, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere like Upper Enham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photos, the likely entry point and recommendations.
Before the survey
- Mention any parking restrictions on your street
- If it isn’t your property yet, arrange access through the agent
- Jot down any questions you want answered

Advice
What a roof leak investigation does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Leaks from plumbing, tanks or pipework rather than the roof
- Faults hidden behind ceilings or boarding
- A structural engineer’s report
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.
What we look at
- Chimney stacks
- Flat roof details
- Slate and tile slopes
- Lead flashings
- Rooflights and dormers
- Valleys and parapet gutters
- The roof space

DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Valleys
A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.
Practical tips
These tips come from what we see on roofs every week:
- Clear the loft hatch so we can get in
- Do not touch fittings that water is reaching
- Protect furniture and flooring under the leak
- Check whether pipes or tanks run near the stain
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.
Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.
Your questions about roof leak investigations in Upper Enham
How do I find out if my home in Upper Enham is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like Upper Enham?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can you always find the source?
We cannot promise it. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Is it a leak or condensation?
It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Upper Enham roofs and the weather
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.
Take a building like Smannell and Enham Church of England (Aided) Primary School: a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near Saint George, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For landlords with property near Andover station, a tenant living with a leak needs the cause found, not just the stain painted over.
