Independent thermal roof surveys in Upper Enham

Thermal roof surveys for homes and businesses in Upper Enham

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. Common reasons to book are wet areas near outlets and upstands and areas losing heat at the eaves and junctions, on commercial roofs, flat roofs and insulated roof spaces.

Villages like Upper Enham often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Upper Enham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street
  • If it isn’t your property yet, arrange access through the agent

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or drop us an email.

Flying and imaging in Upper Enham

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church such as Saint George are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

A damp patch that keeps coming back normally has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Do you need a thermal roof survey in Upper Enham?

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

A survey can pick up problems like:

  • Damp patches with no obvious cause
  • Missing or slipped insulation
  • Wet insulation beneath the membrane
  • Cold spots on ceilings under the roof

Take a building like Smannell and Enham Church of England (Aided) Primary School: thermal images can show where wet insulation sits under a big flat roof.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring
  • What exactly goes into their report
  • Are they insured for the work?

What’s in a roof survey

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

FAQs for Upper Enham

Is Upper Enham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Upper Enham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Move stored items away from the loft hatch
  • Keep dated photos of any marks on ceilings
  • Talk to us about the weather when booking
  • Tell us where and when you’ve seen damp or stains

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
