Pre-purchase roof survey in Smannell: what you get

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed blistered or split felt on a flat roof and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on.

In a village or hamlet like Smannell, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Why it is worth a survey now in Smannell

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Older and listed buildings around Smannell may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Why us?

  • Over 20 years’ experience
  • More than 5,000 surveys completed
  • An independent view of the roof
  • Drones and thermal imaging where applicable

How we price pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Getting in touch

A few details help us suggest the right survey and price. When you contact us, it is useful to mention:

  • Pictures from the garden or a window, if you have them
  • Your timetable, like an exchange date
  • The address and postcode of the property
  • What’s prompted the survey

Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Pre-purchase roof surveys around Smannell

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church like Christ Church are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Andover station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Smannell is about 2 miles north-east of Andover, in Hampshire. Bookings from Smannell are handled just like any other: a call or an email, a price, then a date. Our Hampshire coverage includes Smannell. We also survey roofs in Southampton.

How it works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Smannell, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Let us know about parking before the day
  • Unlock side gates and any roof access doors

We confirm the price for your roof before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Before and after the survey

Here are a few things we’d tell any owner:

  • Do not leave it until just before exchange
  • Share the report with your solicitor
  • For a flat, check who is responsible for the roof
  • Ask when the roof was last worked on

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

What we check

  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks

FAQs for Smannell

Does a conservation area affect roof work in Smannell?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Smannell in the area you cover?

Yes. We survey roofs across London and South East England, and Smannell is part of that. You can ring 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How long will you be at the property?

Allow between one and two hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.
