Need electronic leak detection in New Alresford?

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. Some parts of a survey depend on the weather, so a visit to New Alresford is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Advice

How electronic leak detection works in New Alresford

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. It is testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. We survey commercial flat roofs, roof terraces and balconies and green roofs, and the problems we are asked to look at most are holes around roof penetrations and leaks that return after repairs.

In smaller places like New Alresford, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What electronic leak detection doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • The extent of water in the insulation
  • Sections we cannot safely access
  • Build-ups without a suitable layer below

New Alresford questions

Do you cover New Alresford?

Yes, New Alresford is one of the places we work. The survey and report are the same in New Alresford as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in New Alresford?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does ELD include fixing the breach?

No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.

Flat roofs in New Alresford

Historic houses such as Hinton Ampner House, about 3 miles south, show how far back building in the area around New Alresford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings like Sun Hill Junior School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark like Church of St John the Baptist, the joins between later flat roofs and the old walls are where problems usually start.

Leave it or get it looked at?

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. Homes in smaller places like New Alresford can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

What affects the cost of electronic leak detection

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Getting in touch

What helps most when you contact us:

  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
