About our electronic leak detection in Warnborough Green

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Let us know about your roof to find out more. We survey commercial flat roofs, roof terraces and balconies and flat roof membranes, and the problems we are asked to look at most are holes around roof penetrations and gaps at membrane joints.

Flat roofs on exposed homes in small places like Warnborough Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Surveys for landlords and agents in Warnborough Green

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. In a hamlet or village like Warnborough Green, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Jot down any questions you want answered
  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Local flat roofs in Warnborough Green

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For site and facilities teams at buildings like Robert May's School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Hook station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Useful tips for Warnborough Green property owners

Nothing here needs a ladder. Our suggestions:

  • Get leaks traced quickly
  • Record dates and spots where water appears
  • Let us know about the membrane and build-up if you know it
  • Ask contractors to protect the membrane

You receive a report showing where each breach was found, with photos. Your roofer uses it to carry out repairs.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Fixing the holes we find
  • Roofs whose membrane or build-up is not suitable
  • Leaks from plumbing or windows

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
