About our landlord roof survey in Warnborough Green

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need as you book. Where we cannot get into part of the building, the report says so. If you’ve noticed blocked gutters over flats and leaking joints at party walls, a survey will tell you what’s going on, on rented houses, gutters and downpipes and shared roofs alike.

Older buildings in small places like Warnborough Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Questions from Warnborough Green

Is Warnborough Green within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Warnborough Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How do I book a survey in Warnborough Green?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

What access do you need for a block roof survey?

It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We tell you what’s needed as you book.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Roof by roof

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

The survey, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey typically takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Around Warnborough Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

How to prepare

Advice

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Honest limits

In fairness, a roof survey has limits:

  • Structural calculations or an engineer’s report
  • Areas behind locked flats or blocked hatches
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roofs, chimneys and gutters in Warnborough Green

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Hook station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Robert May's School, a written record of a large roof helps plan work for the holidays rather than in term time.

Leave it or get it looked at?

Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Older cottages and farmhouses around Warnborough Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.
