Electronic leak detection in Oakley

Our ELD testing covers flat roofs in Oakley and the rest of London and South East England. Testing normally takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. Every roof is quoted on its size and build-up. You get a report with photos. We survey commercial flat roofs, liquid-applied waterproofing and roof terraces and balconies, and common reasons people get in touch are water coming in under a flat roof and holes around roof penetrations.

Outbuildings, garden rooms and garages in places like Oakley often have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Why it is worth a survey now in Oakley

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Around Oakley, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes longer on a large roof than a small one, with the construction of the roof playing a part too. Homes around Oakley frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure the loft hatch can be reached
  • Jot down any questions you want answered

Advice

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

How we price electronic leak detection

The price reflects the time and kit the roof needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.

What to let us know when you get in touch

Some details help us recommend the right survey and price. When you contact us, tell us:

  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • The property’s address and postcode

Most bookings start with a short call: ring 07833 053749 or drop us an email. The price is agreed before a date is set.

Roof by roof

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check this first.

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.

What electronic leak detection looks like in Oakley

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you run a business near The Malls, a flat roof over a business is out of sight and out of mind until it leaks. For site and facilities teams at buildings such as Oakley CE Junior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark like St John's, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
