Electronic leak detection in Tiptoe

We carry out electronic leak detection on flat roofs in Tiptoe and across London and South East England. A visit usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photos. If you’re worried about leaks that return after repairs and failed seams and laps, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Tiptoe are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof covered by fixed equipment
  • Repairing the breaches (that’s for your roofer)
  • Roofs whose membrane or build-up isn’t suitable

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roofs we survey in Tiptoe

  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes a length of time set by the roof’s area and construction, which we set out in the quote. Rural addresses near Tiptoe can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear
  • Unlock side gates and any roof access doors

Surveys for landlords and agents in Tiptoe

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Local flat roofs in Tiptoe

Tiptoe lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses such as Highcliffe Castle, about 4.6 miles south-west, show how far back building in the area around Tiptoe goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near St Andrew, the joins between later flat roofs and the old walls are where problems normally start. Take a building like Tiptoe Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Tiptoe is about 4 miles north-west of Lymington, in Hampshire. Bookings from Tiptoe are handled just like any other: get in touch, agree the price and pick a day. We cover towns and villages across Hampshire. There’s also a page for Southampton.

Do you need electronic leak detection in Tiptoe?

On a flat roof, water spreads under the waterproofing. The stain inside can be far from the hole, so tracing it by eye is difficult.

It is worth booking a survey if you’ve seen:

  • Stains far from any visible defect
  • Patched roofs that still leak
  • New membranes needing a check before handover
  • Leaks through a covered membrane

If you let a flat or house near Sway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • Whether VAT is in the quoted price
  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

Prices for electronic leak detection in Tiptoe

Prices always include VAT. What changes the price is:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • Roof area

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the exact price before booking.

Getting in touch

There’s no need for technical words. Just let us know:

  • Where water is showing inside, if it is
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

FAQs for Tiptoe

Do roofs near the sea, like those around Tiptoe, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Tiptoe?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Does ELD work under paving or planting?

On some roofs, yes. Covered roofs limit the methods we can use, so we check the build-up first.

Do you work in Tiptoe?
