Electronic leak detection for Water End homes and businesses

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Electronic leak detection in Water End: what you get

We carry out electronic leak detection on flat roofs in Water End and across London and the South East. Testing normally takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photos. If you’re worried about damp inside with no sign on the roof and leaks under green or ballasted roofs, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Water End may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Water End: your questions answered

Is Water End in the area you cover?

Yes. We work right across London and the South East, and Water End is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is Water End within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What we look for on each type of roof

Single-ply membranes

Single-ply can be punctured by tools or fixings. ELD can locate them.

Bituminous membranes

ELD is often possible on bituminous membranes though the layers below matter.

Do you need electronic leak detection in Water End?

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

These are some of the problems a survey can pick up:

  • Leaks that return after repairs
  • New roofs to check before paving or planting
  • Stains far from any visible defect
  • Leaks at pipes, outlets or fixings

If you look after a shop, office or commercial unit, for instance near Festival Place, a flat roof over a business is out of sight and out of mind until it leaks.

Questions to ask before booking

  • What insurance they carry
  • What’s outside the scope of the survey
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection

What’s in a roof survey

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes longer on a large roof than a small one, with the construction of the roof playing a part too. Around Water End, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photographs in a report for your roofer.

How to prepare

  • Clear the way to the loft hatch
  • Let us know about parking near the property
  • Make sure we can get to the back of the property

What electronic leak detection doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Repairing the breaches (that is for your roofer)
  • The extent of water in the insulation
  • Some conductive membranes

Local flat roofs in Water End

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Water End has a long history of building, with The Vyne about 4.1 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near St Swithun's church, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Hook station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
