Independent chimney surveys in Water End

Chimney survey in Water End: what you get

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey flaunching, brick chimney stacks and shared and party-wall stacks, and people most frequently book us about damp on a chimney breast inside and a stack that appears to lean.

Somewhere as small as Water End, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Water End can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

Water End: your questions answered

I let a flat near Hook station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

Is my home in Water End listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What do you check on a chimney?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you cover Water End for chimney surveys?

Yes. We cover Water End and the rest of Hampshire, as part of our work across London and the South East. To book, phone 07833 053749 or email us.

What affects the price in Water End

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Local roofs in Water End

About 4.1 miles north-west lies The Vyne, a reminder of how long the area around Water End has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Hook station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for example near Festival Place, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like St Swithun's church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why act early in Water End

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Where a roof is exposed, as many are in small places like Water End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
