What this survey cannot tell you

Before booking, it is worth knowing what a survey won’t do:

  • Gutters out of sight from each safe vantage point
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters

About our gutter survey in Water End

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters full of debris and silt and gutters overflowing in heavy rain, we can find out what’s behind it, on eaves gutters, downpipes and fascias and soffits alike.

Somewhere as small as Water End, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common questions in Water End

Is my home in Water End listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Water End?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Landlords, agents and building managers in Water End and across Hampshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Do you need a gutter survey in Water End?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Problems we come across often include:

  • Valley or box gutters that overflow inside
  • Sagging gutters and loose brackets
  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters

For businesses in and around places such as Festival Place, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before booking

  • Whether the price includes VAT
  • When you will get the report
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What a good roof survey covers

Roofs, chimneys and gutters in Water End

With The Vyne about 4.1 miles north-west, Water End sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Hook station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as St Swithun's church are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Water End can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we are coming
  • Keep pets out of the way during the survey

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange

When you’re ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.
