A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Gutter surveys for homes and businesses in Wildmoor
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed joints that drip after rain and gutters packed with leaves or moss, a survey will tell you what’s going on, on valley gutters, parapet and box gutters and fascias and soffits alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey changes by roof type
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
Questions from Wildmoor
Will you come out to Wildmoor?
Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Bramley (Hants) station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What do I do with the report?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
Can you tell me if my old gutters contain asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Wildmoor can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Before we arrive
- Make sure pets are kept safely away
- Let us know about any leaks, stains or damp patches you know of
- Leave a clear route to the loft

Advice
How we price gutter surveys
A few things affect what a survey costs:
- House, block, shop or office
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
Before you get in touch, it is useful to have:
- The reason for the survey, such as buying, a leak or storm damage
- Your timetable, like an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or use the contact form.
Checking the roof from the ground
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What else we do in Wildmoor
Gutter surveys in Wildmoor: local notes
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like The Vyne, about 3 miles west, show how far back building in the area around Wildmoor goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St. Leonard are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Bramley (Hants) station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Festival Place may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Damage hidden inside walls or behind boards
- Confirming asbestos in older rainwater goods
- Hidden sections we cannot view safely
