How a chimney survey works in Mapledurwell

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed staining on walls around the chimney and lifted or split lead flashings, a survey will tell you what’s going on, on chimney breasts, chimney pots and cowls and lead flashings alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden sides of a shared stack
  • Hidden damage within the stack

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Your questions about chimney surveys in Mapledurwell

Is my home in Mapledurwell listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Mapledurwell within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What do I do with the report?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Roofs, chimneys and gutters in Mapledurwell

The Vyne, about 4.4 miles north-west, is one of the historic houses in the wider area around Mapledurwell. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St. Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for instance near Festival Place, a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near Hook station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Landlords, agents and block managers in Mapledurwell

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Why it’s worth a survey now in Mapledurwell

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a small place like Mapledurwell, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Chimney survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

A little information up front helps. Please include:

  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • The property’s address and postcode

To book a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

What we do, step by step

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Mapledurwell, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a photo-illustrated written report and our recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
