How electronic leak detection works in Downton

A leak in a flat roof frequently shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. It is testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. We survey green roofs, roof terraces and balconies and liquid-applied waterproofing, and common reasons people get in touch are repairs that haven’t stopped the leak and breaches hidden under paving or planting.

Flat roofs on exposed homes in small places like Downton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Landlord and commercial surveys in Downton

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Local flat roofs in Downton

Downton lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings like Hordle CofE (VA) Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. The streets around a church like Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems usually start. If you own a rental within reach of New Milton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Downton is about 3 miles west of Lymington, in Hampshire. We carry out electronic leak detection for householders, landlords and businesses in Downton and the surrounding area. Our Hampshire coverage includes Downton. We also survey roofs in Southampton.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Downton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we’re looking at

What affects the cost of electronic leak detection

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we need to know

Here’s what helps us most when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • The property’s address and postcode

To book a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Downton: your questions answered

Does a conservation area affect roof work in Downton?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Downton within the area you cover?

Yes, Downton is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

How do I arrange electronic leak detection in Downton?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Some conductive membranes
  • Parts of the roof covered by fixed equipment
  • How wet the insulation is

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Liquid-applied waterproofing
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Commercial flat roofs
  • Green roofs

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Leave it or get it looked at?

Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. In a place like Downton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
