Electronic Leak Detection in Leagreen
Electronic leak detection to pinpoint holes in flat roof membranes in Leagreen, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Leaks under green or ballasted roofs
- Patched roofs that still leak
- Holes left by work on the roof
How the survey works
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Leagreen often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Preparing for the visit
- Find any records of previous roof work
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building

Electronic leak detection for homes and businesses in Leagreen
Electronic testing locates holes in the waterproofing, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. It will not show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. We survey liquid-applied waterproofing, flat roof membranes and green roofs, and common reasons people get in touch are leaking laps in the waterproofing and breaches around outlets and penetrations.
Somewhere as small as Leagreen, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Roofs whose membrane or build-up isn’t suitable
- Sections we cannot safely access
- Water entering through details rather than the membrane
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Why act early in Leagreen
Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first, so the repair can be targeted. For older village homes like those around Leagreen, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Common roof problems in Leagreen
Water travels under flat roof membranes. The stain inside can be far from the hole which makes it hard to find by looking.
A survey can pick up problems such as:
- Leaks through a flat roof with no obvious cause
- Stains far from any visible defect
- Patched roofs that still leak
- Leaks at pipes, outlets or fixings
Highcliffe Castle lies about 4.5 miles west, so building around Leagreen goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once.

Leagreen: your questions answered
Do roofs near the sea, like those around Leagreen, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Do you cover smaller places like Leagreen?
Yes. Leagreen is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you look in the roof space?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Does the report include photographs?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
What’s the price of ELD?
We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, ring 07833 053749 or send us an email.
Can you find leaks on a covered flat roof?
It can be possible, depending on the roof. Covered roofs limit the methods we can use so we look at the roof first.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Flat and commercial roofs around Leagreen
The coast is about 1 mile or less from Leagreen, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For an older house near a landmark such as Church of All Saints, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of New Milton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
