Local flat roofs in Portchester

Portchester lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Take a building like Castle Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

How electronic leak detection works in Portchester

A leak in a flat roof frequently shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. It is testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We survey single-ply roofs, flat roof membranes and green roofs, and the problems we’re asked to look at most are new membranes needing a check before handover and holes left by work on the roof.

Around Portchester, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What electronic leak detection doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Build-ups without a suitable layer below
  • Leaks from plumbing or windows
  • Parts of the roof covered by fixed equipment

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Roofs we survey in Portchester

  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs

Leave it or get it looked at?

Some breaches are too small to see. Electronic testing can find breaches you cannot see by eye, on suitable membranes. Arranging work in a smaller place like Portchester is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

How we price electronic leak detection

Prices always include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • How big the roof is

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for your survey before you book.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one

For a price for electronic leak detection in Portchester, ring 07833 053749 or email us. The address, the type of property and what you need to know help us price the survey accurately.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

When to book a survey in Portchester

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs though it depends on the layers.

A survey can pick up problems like:

  • New membranes needing a check before handover
  • Failed seams and laps
  • Leaks through a covered membrane
  • Leaks showing away from the breach

If you own a rental within reach of Portchester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before you book any roof surveyor

  • Is VAT included in the price?
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

FAQs for Portchester

Is the coastal weather around Portchester hard on roofs?

It can do. Portchester is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Portchester?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

How does ELD work?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That is how we locate breaches you can’t see.

What’s the price of ELD?

We quote for each roof individually. Let us know about the roof and where it leaks, and call 07833 053749 or use the contact form for a quote.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. For a survey in Portchester, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before we arrive

  • Unlock side gates and any roof access doors
  • If you’re buying, let the agent know when we are coming
  • Move anything stored under the loft hatch

How to book
