Electronic leak detection for East End homes and businesses

About our electronic leak detection in East End

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a report with photos of each breach found. Typical surveys look at leaks at pipes, outlets or fixings and leaks that return after repairs, across liquid-applied waterproofing, single-ply roofs and commercial flat roofs.

Flat roofs on exposed homes in small places like East End take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Checking the roof from the ground

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.

Booking your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • Your timetable, like an exchange date
  • The address and postcode of the property

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere like East End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

How to book

Advice

Flat and commercial roofs around East End

The coast is about 1 mile or less from East End, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you let a flat or house near Lymington Pier station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like South Baddesley Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Beaulieu Palace House lies about 3.5 miles north-east, so building around East End goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Leave it or get it looked at?

Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. For an older or listed building in a place like East End, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Common questions in East End

Does being near the coast affect roofs in East End?

Often, yes. East End is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to East End?

Yes. East End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will you repair the leak?

No. ELD is testing only. You get the breach locations with photos for your roofer to repair.

Does electronic leak detection work on all membranes?

It depends on the membrane and the build-up. Share any details you have and we will check whether ELD will work.

Landlords, agents and block managers in East End

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of the roof covered by fixed equipment
  • Build-ups without a suitable layer below
  • Moisture spread under the membrane

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
