Electronic leak detection near Forestside

About our electronic leak detection in Forestside

ELD finds breaches in the membrane but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we will say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. If you’ve noticed leaking laps in the waterproofing and holes left by work on the roof, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Forestside take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Roofs whose membrane or build-up is not suitable
  • Fixing the holes we find
  • Water entering through details rather than the membrane

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Green roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

Signs you need electronic leak detection in Forestside

Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.

A survey can pick up problems such as:

  • Breaches around outlets and penetrations
  • Leaks showing away from the breach
  • Failed seams and laps
  • Leaks that return after repairs

Take an older house close to Christ Church: flat-roofed rear additions and dormers added over the years are worth checking.

Your questions about electronic leak detection in Forestside

Is the coastal weather around Forestside hard on roofs?

It can do. Forestside is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Forestside?

Yes, Forestside is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will explain what’s needed.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes a time that depends on the roof’s area and construction, which we’ll explain when we quote. Rural addresses near Forestside can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Keep pets in another room
  • For a flat or shared roof, check access with the building owner or managing agent
  • Note where any stains or damp appear

Flat and commercial roofs around Forestside

Forestside is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

With Uppark about 3.2 miles north, the area around Forestside has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you let a flat or house near Rowlands Castle station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we look for on each type of roof

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.

How we price electronic leak detection

Not every roof costs the same to survey, for these reasons:

  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office
  • The roof’s overall size

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Every survey is priced before it is booked, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, ring 07833 053749 or send us an email.
