Roof leak investigations for Forestside homes and businesses

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Roof leak investigation in Forestside

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey lead flashings, chimney stacks and valleys and parapet gutters, and common reasons people get in touch are leaks that appear only in driving rain and drips in the loft during heavy rain.

In a village or hamlet like Forestside, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

How the survey changes by roof type

Valleys

A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Forestside roofs and the weather

Forestside lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If your home is one of the older ones in the streets near Christ Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Homes near green spaces such as Stansted Park can get more leaves in their gutters in autumn. If you let a flat or house near Rowlands Castle station, tracing a leak quickly matters when a tenant is living with it.

The survey, step by step

Every roof is different; as a rough guide, the survey takes an hour or two at most homes, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. Around Forestside, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Clear the loft hatch so we can get in
  • Do not climb onto the roof to look
  • Record whether it leaks in every downpour or only some
  • Protect furniture and flooring under the leak

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Forestside questions

Do roofs near the sea, like those around Forestside, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is my home in Forestside listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How do I book a survey in Forestside?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you always find the source?

We can’t promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How long does a roof leak investigation take?

On site, it typically takes about one to two hours, more where the leak is intermittent or the roof is large. Report times depend on the package.

  • The type of building, from a house to a block or an office

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.
