When you need someone else

A survey is a close look at the flat roof, but it can’t do everything. The main limits are:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber

Flat roof survey in Forestside

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, felt flat roofs and upstands and outlets, and common reasons people get in touch are signs of deflection in the roof deck and failed seals around rooflight kerbs.

Older buildings in small places like Forestside may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Signs you need a flat roof survey in Forestside

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Problems we come across frequently include:

  • Failed upstands where the roof meets a wall
  • Outlets choked with leaves and silt
  • Loose or cracked edge trims
  • Ponding water that does not drain away

Take an older house close to Christ Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to expect from a roof survey

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Common questions in Forestside

Is Forestside within the area you cover?

Yes, Forestside is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Forestside listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or drop us an email with the address.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Forestside, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets in another room
  • Leave a clear route to the loft

What a flat roof survey looks like in Forestside

Forestside is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. About 3.2 miles north lies Uppark, a reminder of how long the area around Forestside has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Rowlands Castle station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Forestside is about 4 miles east of Horndean, in Hampshire. Wherever you are in Forestside, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes Forestside and the places around it. There is also a page for Portsmouth.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
