Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • Faults hidden behind ceilings or boarding

About our roof leak investigation in Nursted

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. We’re often asked to look into water that shows only in certain storms and staining around the chimney inside, on flat roof details, valleys and parapet gutters and chimney stacks.

For a small place like Nursted, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a roof leak investigation looks like in Nursted

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. With Uppark about 2.5 miles south-east, Nursted sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like The Petersfield School: a leak through a large roof is often found some distance from where the water shows inside.

Nursted is about 2 miles south-east of Petersfield, in Hampshire. In Nursted, as across Hampshire, every roof gets the same careful survey. Nursted is one of the places in Hampshire we cover for roof leak investigations. Portsmouth is in our area too.

All of GU31 is within our area for roof leak investigations, from the main roads to the quietest streets. Neighbouring places we cover for roof leak investigations include Buriton (2 miles west), Weston (2 miles west), Ramsdean (3 miles west), Chalton (4 miles south-west) and West Marden (5 miles south). Further out, we also cover Havant (9 miles south), Fareham (15 miles south-west), Horndean (7 miles south-west), Alton (12 miles north), Waterlooville (9 miles south-west) and Purbrook (10 miles south-west).

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Nursted can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

When to book a survey in Nursted

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

A survey makes sense if you’ve noticed:

  • Ceiling stains that grow after rain
  • Drips from nail tips in a cold loft
  • Damp ceilings under a flat roof
  • Wet patches high on an inside wall

Landlords with a home close to Petersfield station may find that a clear finding on where water gets in helps you brief a roofer right away.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether the loft is part of the inspection
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Why it is worth a survey now in Nursted

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. Outbuildings and barns around Nursted are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Protect furniture and flooring under the leak
  • Write down the wind direction and rain when it leaks
  • Don’t climb onto the roof to look
  • Keep water away from lights and sockets

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

FAQs for Nursted

Do you cover smaller places like Nursted?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do you carry out roof surveys in Nursted?

Yes, Nursted is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or send us an email and tell us about the property.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What happens next?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How long does the visit take?

The visit normally takes about one to two hours for most homes, though a hard-to-trace leak can take longer. We will give you an idea of timing when booking.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.
