Roof leak investigation in Chalton
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. Common reasons to book are damp patches next to the stack and drips in the loft during heavy rain, on rooflights and dormers, lead flashings and flat roof details.
Somewhere as small as Chalton, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Why get it checked now?
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roof by roof
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in, especially in driving rain.
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.
Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Catch drips in a bucket and protect the floor
- Move stored items away from the hatch
- Record whether it leaks in every downpour or only some
- Tell us about any past repairs to the roof
Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Leaks and storm damage in Chalton
Historic houses such as Uppark, about 3.2 miles east, show how far back building in the area around Chalton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in.
If you live near a park such as Ditcham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Rowlands Castle station may find that a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark like Church of St Michael, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What happens on the day
After the inspection, everything we found is written up as a report with photographs. On timing, most surveys take an hour or two, more where the leak is intermittent or the roof is large. Somewhere like Chalton needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

Common questions in Chalton
How do I find out if my home in Chalton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Chalton?
We do. The survey and report are the same in Chalton as anywhere else, and visits run on weekdays and weekends.
Is it a leak or condensation?
Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
How should I prepare for the leak investigation?
Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
What’s in the survey report?
Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
