About our roof leak investigation in Buriton

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are often asked to look into water dripping from rafters or underlay and a leak that comes and goes with the weather, across lead flashings, flat roof details and slate and tile slopes.

Being in a small place like Buriton makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Your questions about roof leak investigations in Buriton

Will you come out to Buriton?

Yes, Buriton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Buriton?

Yes, Buriton is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

What will the report tell me?

Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Honest limits

In fairness, a roof survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we cannot recreate

What this survey covers

  • Valleys and parapet gutters
  • Flat roof details
  • Rooflights and dormers
  • The roof space
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a house, and longer for a large or complex roof. Older rural homes like those around Buriton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear

Related advice

Different roofs, different checks

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Let us know what has already been tried
  • Catch drips in a bucket and protect the floor
  • Keep water away from lights and sockets
  • Do not climb onto the roof to look

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

Prices for roof leak investigations in Buriton

We confirm the price for your roof before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • The roof’s overall size

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

There’s no need for technical words. It’s enough to let us know:

  • The address and postcode of the property
  • Anything about access we should know
  • What made you get in touch
  • Dates you are working to, such as exchange

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Wind, rain and roofs in Buriton

The wider area around Buriton has a long history of building, with Uppark about 3 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.

For landlords with property near Petersfield station, a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark such as Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Anyone responsible for a site like Buriton Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
