Chimney surveys in Buriton

Chimney survey in Buriton: what you get

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. We survey lead flashings, chimney breasts and chimney pots and cowls, and the problems we’re asked to look at most are a chimney out of line and damp on a chimney breast inside.

In a small place like Buriton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

Landlords, agents and building managers in Buriton and across Hampshire can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Why get it checked now?

Most people never get a close look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Where a roof is exposed, as many are in small places like Buriton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before booking.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Make sure fixings on the stack are secure
  • Check that disused chimneys can still breathe
  • Glance at the stacks from the street now and then
  • Do not use a ladder to reach the stack yourself

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Buriton, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

Advice

Prices for chimney surveys in Buriton

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Chimney survey starts from £150, including VAT.

What a chimney survey looks like in Buriton

Uppark, about 3 miles south-east, is one of the historic houses in the wider area around Buriton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Petersfield station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Buriton Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Ditcham Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Common questions in Buriton

Do you cover smaller places like Buriton?

Yes, Buriton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Petersfield station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Honest limits

In fairness, a roof survey has limits:

  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.
