Electronic leak detection near Foulford

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before booking.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

How electronic leak detection works in Foulford

There are different ELD methods. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. If neither method suits your roof, we will tell you before any testing starts. If you are worried about damp inside with no sign on the roof and holes left by work on the roof, a survey will tell you what’s going on, on liquid-applied waterproofing, green roofs and single-ply roofs alike.

Somewhere as small as Foulford, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What we are asked to look at in Foulford

If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.

Problems we come across frequently include:

  • Punctures from foot traffic or tools
  • Leaks showing away from the breach
  • Failed seams and laps
  • Leaks through a covered membrane

If you live in an older home near St John the Baptist, the flat roofs on later extensions tend to wear out long before the main roof.

Before booking anyone

  • What they will not be able to tell you
  • What insurance they carry
  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Electronic leak detection around Foulford

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Foulford has a long history of building, with Avon Tyrrell House about 3.3 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a building like Ringwood School Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Foulford frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

How to prepare

  • Jot down any questions you want answered

Advice

What electronic leak detection does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Leaks from walls, copings or rooflights
  • Build-ups without a suitable layer below
  • Parts of the roof covered by fixed equipment

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.

What we look at

  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing

How the survey changes by roof type

Green and ballasted roofs

Some layers may need lifting for testing. We discuss this before quoting.

Bituminous membranes

Bitumen roofs can often be tested electronically, depending on what’s below.

Questions from Foulford

Is Foulford in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Foulford within the area you cover?

Yes, Foulford is on our map. Villages and rural addresses get the same survey as a town house.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. We will explain why when we quote.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
