Electronic leak detection in Bramshott
ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. If neither method suits your roof, we’ll tell you before any testing starts. Typical surveys look at patched roofs that still leak and leaks through a flat roof with no obvious cause, on liquid-applied waterproofing, commercial flat roofs and flat roof membranes.
Older buildings in small places like Bramshott may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Bramshott: your questions answered
Do you cover smaller places like Bramshott?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Bramshott?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What is electronic leak detection?
The waterproofing membrane normally stops an electrical current, so wherever there’s a hole, it passes through. That’s how we locate breaches you cannot see.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
What does the report include?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Different roofs, different checks
Green and ballasted roofs
ELD is easier on a new roof before it is covered.
EPDM rubber roofs
EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

Flat and commercial roofs around Bramshott
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Liphook Infant School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Signs you need electronic leak detection in Bramshott
New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.
Signs worth acting on include:
- Leaks at pipes, outlets or fixings
- Failed seams and laps
- Stains far from any visible defect
- New membranes needing a check before handover
For landlords with property near Liphook station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Choosing a roof surveyor
- What they won’t be able to tell you
- How soon the report will arrive
- Which viewpoints they use to see the roof
- What experience they bring
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Around Bramshott, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Preparing for the visit
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- Point out any leaks or damp patches
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
Advice
Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Keep foot traffic on flat roofs to a minimum
- Use boards when working on the roof
- Tell us about the membrane and build-up if you know it
- Test new membranes before covering them
Where the evidence points to walls, copings or rooflights, we’ll note it, with a suggestion of what to check next.
Consider testing a new membrane before it’s covered. It is easier to find holes before more layers are added.
What affects the price in Bramshott
To price your survey, we look at:
- Height and safe access
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
- Whether thermal imaging or a drone is needed
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before booking.
Getting in touch
We will usually ask about:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
