Electronic Leak Detection in Linchmere
Wondering about the flat roof membrane at a property in Linchmere? We carry out electronic leak detection in Linchmere and across Surrey, with plain-English findings.
- Patched roofs that still leak
- Holes around roof penetrations
- A flat roof leak that can’t be traced
Electronic leak detection in Linchmere: what you get
There are different ELD methods. Low-voltage methods normally need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. We’ll say if your roof does not suit either method before any testing starts. If you’re worried about breaches around outlets and penetrations and damp inside with no sign on the roof, we can find out what’s behind it.
Flat roofs on exposed homes in small places like Linchmere take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we can’t see
It helps to know what a survey will not do before you book:
- Sections we can’t safely access
- Water entering through details rather than the membrane
- Roofs whose membrane or build-up isn’t suitable
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
What we check
- Flat roof membranes
- Single-ply roofs
- Green roofs
- Liquid-applied waterproofing
- Commercial flat roofs
- Roof terraces and balconies
What we do, step by step
The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. Around Linchmere, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Before we arrive
- Make sure pets are kept safely away
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in

Electronic leak detection around Linchmere
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Liphook station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Woolmer Hill School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own one of the older houses in the streets near The Parish Church of St Peter, flat-roofed rear additions and dormers added over the years are worth checking.

How we price electronic leak detection

- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can safely be seen
- Whether thermal imaging or a drone is needed
- The roof’s overall size

Booking your survey
A little information up front helps. It’s useful to include:
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- What’s prompted the survey
- Where water is showing inside, if it is
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
Useful tips for Linchmere property owners
Over many surveys, some simple habits stand out as worth the effort:
- Keep a note of leaks after rain
- Do not leave water getting in
- Avoid repeated repairs without finding the cause
- Don’t let outlets block
You receive a report showing where each breach was found, with photographs. Pass it to your roofer to repair the breach points.
Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.
Why get it checked now?
Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the exact price before you book.
Why book with us
- Drones and thermal imaging where applicable
- Professional indemnity and public liability insurance
- An independent look at the roof
- CAA-registered drone operator (Flyer ID and Operator ID)

What we look for on each type of roof
EPDM rubber roofs
Some EPDM membranes conduct electricity, which can rule out some methods. We will say if the test will not work.
Bituminous membranes
Older felt roofs frequently have seams and patches that can leak. Testing depends on the roof.
Linchmere: your questions answered
Will you come out to Linchmere?
Yes, Linchmere is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you carry out roof surveys in Linchmere?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
What does electronic leak detection do?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
