Landlord roof survey in Linchmere, Surrey
Find out the condition of the let or shared roof at your property in Linchmere. Visits run on weekdays and weekends, in the daytime.
- Worn ridges, hips and verges

Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
How a landlord roof survey works in Linchmere
With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. Typical surveys look at missing or loose roof coverings and flashings that have come away, on shared roofs, gutters and downpipes and rented houses.
Older buildings in small places like Linchmere may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Landlord roof surveys around Linchmere
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Woolmer Hill School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as The Parish Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Liphook station, the gap between tenancies is a good time to have the roof looked at.

What affects the cost of landlord roof surveys
Not every roof costs the same to survey, and it comes down to:
- The roof’s overall size
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
Booking your survey
You don’t need to know any roofing terms. It is enough to tell us:
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- How the loft is reached, if there is one
We confirm the exact price before you book, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or drop us an email.
Roof by roof
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog leaving water standing. We check them as part of the survey.
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Do not wait for a leak to survey the roof
- Hold on to old reports to compare later
- Keep roof outlets and gutters clear
- Ask residents to report damp right away
How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
What else we do in Linchmere
What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Linchmere can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- If you are buying, let the agent know when we’re coming
How to book

Advice
Linchmere questions
Do you survey roofs for landlords with property near Liphook station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Does a conservation area affect roof work in Linchmere?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
How long will you be at the property?
Expect it to take about 1–2 hours for a house, or half a day or so for a commercial building. You’ll then get the report by email.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
