Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
How a landlord roof survey works in Godalming
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays, Saturdays and Sundays, which can make access easier to arrange. We are often asked to look into ponding or splits on flat roofs and cracked or lifting flashings, on rented houses, shared roofs and converted houses.
Around Godalming, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

Roof by roof
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We note what we can see.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. We give them close attention.
Tips that help
A little preparation and a few simple habits help. Some pointers:
- Book gutter clearing at least once a year
- Keep roof surveys on a rolling plan
- Deal with urgent items first
- Don’t store items over the loft hatch
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.
What affects the price in Godalming
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What else we do in Godalming
How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there often is around Godalming, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you beforehand.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
How to prepare
- Find any records of previous roof work
- Agree roof access with the managing agent if it is shared
- Let us know about parking near the property
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
Advice
Common roof problems in Godalming
A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.
Things that often lead to a survey include:
- Worn ridges, hips and verges
- Damaged party-wall upstands or parapets
- Missing or loose roof coverings
- Standing water on a flat roof
If yours is one of the older homes in the streets near St Edmund Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Godalming: your questions answered
Do you survey roofs for landlords with property near Godalming station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
Does a conservation area affect roof work in Godalming?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take between one and two hours at most homes; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
Do you cover Godalming?
Yes. We survey roofs across London and South East England, and that includes Godalming.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Roofs, chimneys and gutters in Godalming
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Loseley Park, about 2.2 miles north, show how far back building in the area around Godalming goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Godalming station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Phillips Memorial Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
