Chimney survey in Godalming

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed worn or missing pointing and gaps in the mortar around the pots, we can find out what’s behind it.

In a smaller place like Godalming, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They crack with age, and we check them too.

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. In an older home around Godalming, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

FAQs for Godalming

Is Godalming within the area you cover?

Yes, Godalming is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in Godalming listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What happens next?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Why is my chimney breast damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long does the survey take?

Time on site depends on the roof; most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, while a commercial roof takes nearer three to four hours. For a survey in Godalming, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Godalming homes and their roofs

With Loseley Park about 2.2 miles north, Godalming sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Phillips Memorial Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Godalming station, the gap between tenancies is a good time to have the roof looked at.

When you need someone else

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Hidden damage within the stack
  • Flue inspections or sweeping
  • Hidden sides of a shared stack

What this survey covers

  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings

When to book a survey in Godalming

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Signs worth acting on include:

  • A chimney out of line
  • Cracked or missing flaunching
  • Unused flues sealed without airflow
  • Gaps where the stack meets the roof

If you live in an older home near St Edmund Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
