How a chimney survey works in Farncombe

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey shared and party-wall stacks, flaunching and chimney pots and cowls, and the problems we’re asked to look at most are a chimney out of line and unused flues sealed without airflow.

In a smaller place like Farncombe, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Questions from Farncombe

Do you survey roofs for landlords with property near Farncombe station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Is my home in Farncombe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you work in Farncombe?

Yes. We carry out chimney surveys in Farncombe, and the service is the same as everywhere else we work.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you check the chimney is safe to use with a fire?

No. It isn’t a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

When you need someone else

In fairness, there are limits to any roof survey:

  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Hidden damage within the stack

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching
  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Around Farncombe, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. With a bit of garden around a house, as there often is around Farncombe, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

What affects the cost of chimney surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • The address and postcode of the property

Most bookings start with a short call: phone 07833 053749 or email us. You will have a price before anything is arranged.

Farncombe homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Loseley Park, about 1.2 miles north, show how far back building in the area around Farncombe goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St John the Evangelist Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Farncombe station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Farncombe Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
